Content on this site is provided for information only. We work hard to keep specifications, prices and guidance accurate, but small errors happen and details are subject to change without notice. Firm prices are always confirmed in a written quote.
Enquiries and consultations
Design consultations are free of charge and carry no obligation. Nothing on this website or in a consultation forms a binding contract until we've issued a written quote, you've accepted it in writing, and a deposit has been paid where required.
Quotes and pricing
Written quotes are typically valid for 30 days. Prices include VAT unless stated otherwise. Additional work requested outside the scope of the quote will be priced and agreed in writing before it starts. If ground conditions or site access differ materially from what was surveyed, we'll agree any additional costs with you before proceeding.
Deposits, payments and finance
A deposit is typically required to secure a build slot and cover initial materials. The remaining balance is paid in staged instalments tied to key milestones (typically foundations, shell installation and completion). Full payment schedules are set out in your quote and contract. Finance is available through third-party providers on request.

Our services include:

- SIPs shell manufacture and installation
- Roof, cladding, glazing and doors
- Insulation, plastering and interior finishes
- Electrical installation, heating and (where specified) air conditioning
- Handover and warranty documentation
Every project is bespoke. Exact specifications are set out in your individual quote and contract.
Planning and building regulations
We advise on Permitted Development, conservation areas and Building Control at the design stage, and where a planning or Building Control application is required we assist with it. However, planning decisions rest with the relevant local authority (Bedford Borough, Central Bedfordshire or Luton Borough), and we cannot guarantee approval of any specific application.
Guarantee
Every completed build carries our written 10-year structural guarantee. Individual manufacturer warranties apply to items such as boilers, air conditioning units, doors, windows and glazing — details are included in your handover pack.
Cancellation and changes
Because each project is bespoke, cancellation after a signed contract may result in charges for materials already ordered and design work already performed. Detailed cancellation terms are set out in your contract. Changes requested during the build will be priced and agreed in writing before proceeding.
Liability
Nothing in these terms limits our liability for death or personal injury caused by negligence, or for fraud. Subject to that, our total liability for any claim relating to services provided is limited to the value of the contract for the relevant project. We are not liable for indirect or consequential losses.
Intellectual property
All content on this website — including copy, images, designs and logos — is owned by or licensed to Bedfordshire Garden Rooms and protected by UK copyright and trademark law. You may not reproduce, distribute or use it commercially without written permission.
Governing law
These terms are governed by the laws of England and Wales. Any disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
